Monthly Lot Rental Rates & Utility Fees

Mobile Home Lot Rents & Utility Fees

– Starts at single occupancy $305, and will increase at increments of $50 per additional person.

– Electricity, water, sewer and trash are billed with rent each month.

– Additional fees may be charged if service(s) abused including wasting water by letting it run due to neglect.

– The tenant is responsible for the payment of all utilities, services and other charges not noted above.

$50 late fee will be charged for payments not received by the 5th of the month.

Policies & Procedures

At Big Tree Mobile Home Park, we’re committed to providing a safe, comfortable, and well-maintained community for all of our residents. To help us achieve this, we ask everyone to follow the park’s established rules, policies, and procedures. These guidelines are designed to ensure fairness, respect, and a pleasant living environment for all. Owners & Management

Rental Payments

Rental payments are due and payable before 5 p.m on the 5th day of the month

All payments received after due date will be subject to late charge of $50

Checks returned marked NSF (non-sufficient funds) will be charged a $40 fee added onto late fee

Renters

  • Permanent occupancy is limited to one family per home and no more than two persons per bedroom
  • All occupants must be registered with the park.
  • Excessive drinking, illegal substances, needles, noise, disturbances, destruction of property, personal assault, or other rule violations are grounds for immediate eviction and/or arrest.
  • Tampering with park property is strictly prohibited.
  • Management reserves the right to refuse or discontinue service at any time.
  • Loud noise is not permitted without prior approval from management.
  • Sub-leasing of homes or spaces requires written approval from management.
  • Peddling or soliciting is not allowed in the park.
  • The park is not responsible for losses due to fire, theft, vandalism, or acts of God.
  • All residents must carry homeowners and liability insurance, with a copy of the Certificate of Insurance on file with management.

Move-In Policies & Procedures

  • All tenants must register at the office upon arrival.
  • A security deposit and first month’s rent are required when a lot is assigned. Deposits are forfeited if the agreement is canceled or the lot is not occupied.
    • *Security Deposit will be equivalent to one month rent and will be collected before move in.
  • A criminal background check is required for all residents 18+; management reserves the right to refuse tenancy.
  • Management will assign mobile home spaces and instruct delivery drivers on proper placement.
  • All delivery drivers must check in at the office before entering the park.
  • Each home must be skirted with approved pre-finished metal or vinyl skirting within 30 days. Roofing tin or strand board are not allowed—check with management if unsure.
  • A Certificate of Insurance for homeowners and liability coverage must be provided to the office within 30 days.
  • New tenants are responsible for reading and following all park policies, procedures, and move-in requirements.

Children of Tenants

  • Parents are responsible for supervising their children while in the park.
  • Please ensure children respect park property, as parents are responsible for any damages they cause.
  • For safety, children should not play in vacant lots.
  • Climbing trees or fences is not allowed, as it can be dangerous.
  • Young children should only take garbage to the dumpster if they can safely and properly dispose of it.

Pet Policies

  • Each household may have up to two pets with a required deposit (refunded by mail).
  • All pets must be registered with the park and have current city and owner ID tags.
  • Pets must always be leashed and never allowed to roam freely.
  • Owners are responsible for damages and must clean up after their pets.

Guests of Tenants

  • Tenants are responsible for their guests and must ensure they follow all park rules.
  • Please remind guests to park only in designated areas and never in a neighbor’s space.

Move-Out Policies and Procedures

  • A 30-day written notice must be given to the Manager before moving out.
  • Lots must be left clean, with lawns mowed and trash removed.
  • Flowers and plants around patios or in front of homes may not be taken when vacating.
  • Drivers must check in at the office before removing a mobile home.
  • All prospective buyers must be interviewed and approved by Management before a home can be sold.
  • “For Sale” signs require prior approval from Management.

Landscaping & Garbage

  • Fences are not allowed unless installed or approved by Management.
  • Lots must be kept clean and free of debris at all times.
  • Tenants must mow lawns as needed; if done by Management, costs will be charged to the tenant.
  • Garbage is picked up weekly and must be placed in park-provided receptacles per City Ordinance.
  • Children should only take trash if able to dispose of it properly.
  • Dumping anywhere other than dumpsters is prohibited and may result in eviction.
  • Tenants are responsible for disposing of large items or excess trash.
  • Lawn equipment may only be used after 8:00 a.m. (weekdays) or 9:00 a.m. (weekends/holidays) and before dark.
  • Planting flowers around patios and homes is encouraged, but plants may not be removed when moving out.
  • Conserve water—use only what is needed to maintain lawns, trees, and flowers.

Vehicle & Parking

  • Park speed limit is 10 mph, and 5 mph on dirt or gravel access roads.
  • Trucks over 2 tons may not be parked inside the park, except for mobile home moves.
  • Vehicles must be parked in front of your own lot, never on lawns, patios, or in a neighbor’s space.
  • Junk cars, unlicensed vehicles, or long-term storage vehicles are not allowed.
  • Major repairs on vehicles, boats, or motors are not permitted in the park.
  • Joy riding on scooters, motorcycles, ATVs, or similar vehicles is not allowed within the community.
